AZ Republic – State to auction 400 acres north of loop 101

 A 400-acre parcel will go up for auction next week at the Arizona State Land Department, one of the largest parcels the department has put up for sale north of Loop 101.

The land in question is north of the Reach 11 Sports Complex and tucked behind two cemeteries, including National Memorial Cemetery of Arizona. It sits just west of the Desert Ridge master-planned area.

Assessed value of the land is $100 million, less than half of the value of Desert Ridge land about a mile away that sold in April.
The Desert Ridge land sold for $555,535 an acre, while the 400-acre parcel, if sold for the assessed value, would go for $250,000 an acre.

Current zoning is S-1, ranch or farm, which calls for two to five dwelling units per acre. But that is the base zoning for most undeveloped land in the city, and it is likely to be changed.

The buyer of the parcel possibly will subdivide it among a number of land developers.
